Availability & Leasing
The RED offers studio, one-bedroom, and two-bedroom apartments ranging from 588 to 1,216 square feet, plus three- and four-bedroom townhomes at The RED Corner measuring 1,885 and 2,239 square feet. Every home includes a full-size washer and dryer, an eat-in kitchen with granite counters and energy-efficient appliances, and 9- to 10-foot ceilings. Select apartments also add a built-in workstation, spacious walk-in closets, and a private patio or balcony. Visit the Floor Plans page for current availability, or call the leasing office and the team will help you find the layout that fits your needs.
Tours are simple to arrange. Submit the Schedule a Tour form on our website or call the leasing office. The office is open Monday through Wednesday and Friday from 9:00 a.m. to 6:00 p.m., Thursday from 9:00 a.m. to 7:30 p.m., and Saturday from 9:00 a.m. to 5:00 p.m. Let the team know whether you want to see apartments, townhomes, or both, and they will build the route around your list.
Once you choose your home, you will complete the online application through our leasing portal. A $55 non-refundable application fee and a $250 reservation fee are due at the same time. Everyone 18 and older who plans to live in the home must be included on the application. Applications are reviewed for income, credit, rental history, and public criminal records. If an applicant does not meet eligibility requirements, the reservation fee is refunded.
Most applications are processed within 1 to 3 business days once all required documents are received. Turnaround depends on verification needs, whether an applicant's background screening is in-state or out-of-state, and how quickly supporting information is submitted. Our leasing team reaches out as soon as a decision is made so you can plan your move-in date.
The RED Apartments and The RED Corner Townhomes offer initial lease terms ranging from 9 to 12 months. After your original lease term is completed, we are able to offer shorter lease terms, including month-to-month leases. Contact the leasing office or submit an inquiry online for the current term options on the floor plan you have in mind, since availability differs between the apartments and the townhomes.
Yes. If your preferred layout is not currently available, you can join the priority waitlist by submitting an online application, a $55 application fee per person, and a $250 reservation deposit. The leasing team will contact you as soon as a matching home becomes available. Several of our most popular apartment layouts move quickly, so joining the list early is worth it.
Very few east-side communities offer this range of home types. Studio, one-, and two-bedroom apartments sit alongside three- and four-bedroom townhomes at The RED Corner, so residents can move up or down in size without leaving the community. The amenity list reaches well past the usual pool and gym, adding an all-season entertainment pavilion with a performance stage, a demonstration kitchen, an executive conference center, a resident gaming lounge, and access to a 3-acre dog park. Residents regularly credit the award-winning on-site team and the monthly event calendar of trivia nights, live music, and resident gatherings. Set minutes from Oakley Square, Hyde Park, and I-71, The RED delivers a boutique living experience with real day-to-day convenience.
Pricing & Fees
Rent varies by floor plan, home size, lease term, and current availability, and pricing is refreshed regularly to reflect the Cincinnati rental market. The Floor Plans page shows live pricing for both the apartments and The RED Corner Townhomes, and the leasing office can confirm what is available for your target move-in date.
Utilities are not included in the monthly rent at The RED. Residents are responsible for electric, gas, water, sewer, and trash. Call Duke Energy at least 72 hours ahead of your lease start date to activate electric service, since same-day requests are not guaranteed. Water service is established automatically through RUM at move-in, so there is nothing for you to arrange on that front. The leasing office will walk you through the rest during your move-in appointment.
Security deposit amounts range from $500 to one month's rent based on screening results. If you prefer not to tie up cash at move-in, The RED also offers a purchasable security bond as an alternative to the traditional deposit. Because the figure is tied to your individual application, the leasing office can confirm your exact amount and walk through both options once your screening is processed.
A $55 non-refundable application fee is required per person to process your application, as well as a $250 holding fee. Once your application is approved, the holding fee is applied toward your move-in costs, or it is refunded outright if an applicant does not meet the eligibility requirements. Additional fees and deposits are determined by credit screening results. For a full breakdown, reach our sales team by phone or through the Contact Us page of our website.
Yes, renters insurance is required for all residents at The RED, with minimum liability coverage of $100,000. A policy protects your belongings and covers liability if someone is injured while visiting your home. The leasing office can outline the documentation needed and point you toward coverage options before move-in.
Pet Policies
They are! The RED is a pet-friendly community in Cincinnati, and up to two pets are welcome in each apartment or townhome. Mention your pets when you apply so their paperwork is squared away well before move-in day.
A one-time $400 non-refundable pet fee applies, along with $42 in monthly pet rent per pet. Both charges are set up at lease signing and are in addition to your monthly rent.
The RED has a 75-pound combined weight limit and no breed restrictions, which is a meaningful difference from many pet-friendly apartments in the area. Bring vaccination records and current weight documentation along with your application.
Residents have access to a 3-acre dog park, which gives larger dogs genuine room to run rather than a small fenced patch. For longer walks, Ault Park is roughly seven minutes south and offers shaded loop trails, gardens, and an overlook with skyline views.
Apartment & Townhome Features
Kitchens at The RED feature granite counters, modern cabinetry with soft-close doors and drawers, energy-efficient appliances, and an eat-in layout with space for a table. A pull-out trash can keeps the bin tucked out of sight, and the oversized windows throughout the homes carry natural light into the kitchen and dining area.
Yes. Full-size washers and dryers are included in every apartment and townhome. No shared laundry room, no quarters, and no hauling baskets down a hallway.
Bathrooms are spa-inspired, with oversized mirrors and generous countertop space so two people can get ready at once without crowding. Select two-bedroom apartments include two full bathrooms, and the townhomes at The RED Corner come with three and a half baths spread across multiple levels.
Select apartments include a built-in workstation, which removes the guesswork of fitting a desk into a floor plan. Built-in tech charging stations keep devices powered without a tangle of cords. When you want a change of scenery, the WiRED business lounge and the InspiRED executive conference center are steps from your door.
Select homes include spacious walk-in closets, which cover most of the one- and two-bedroom layouts. Studios and a handful of one-bedroom plans are configured differently, so ask the leasing team to confirm the closet setup in the floor plan you are considering. Townhomes at The RED Corner spread 1,885 to 2,239 square feet across multiple levels, which adds considerable storage compared with single-level living.
Many of the homes at The RED offer a patio or balcony, giving you private outdoor space for morning coffee or an evening wind-down. Tell the leasing team if outdoor space is a high priority for you, and they can show you the homes with your preferred features and view.
Ceilings run 9 to 10 feet and the windows are oversized, so the homes feel bright and open rather than boxed in. Wood-style flooring carries through the main living areas, every bedroom includes a ceiling fan with a light fixture, and the finish palette stays modern without feeling cold.
The RED Corner Townhomes are the largest homes in the community and carry their own finish package. The three-bedroom Sentinel offers 1,885 square feet with three and a half bathrooms, and the four-bedroom Steward offers 2,239 square feet with the same bath count. Kitchens in the townhomes feature quartz countertops, and select homes add two-tone cabinet finishes. Every townhome comes with a two-car garage, multi-level living space, and full access to all community amenities.
Homes at The RED are leased unfurnished. If furniture is a concern for a short-notice move, the leasing team can connect you with third-party furnishing providers.
Community Amenities
The RED's private courtyard pool sits at the heart of the community, tucked away from the street, so a swim or an afternoon of lounging never involves leaving the property. Two outdoor kitchens with gas grills sit nearby for poolside cookouts.
Yes. The PoweRED strength and cardio fitness centers are open 24 hours a day, which means workouts fit your schedule instead of the other way around. Both free-weight and strength equipment and a full range of cardio machines are on site.
The WiRED business lounge pairs comfortable workspace with a coffee bar for focused days at home. For video calls, client meetings, and presentations, the InspiRED executive conference center gives you a professional setting a short walk from your front door.
Quite a few. The all-season entertainment pavilion includes a performance stage and hosts gatherings year-round, the demonstration kitchen turns cooking into a group activity, and the resident gaming lounge covers the low-key nights. Two outdoor kitchens with gas grills handle warm-weather entertaining. Unique Americana art displayed throughout the resident spaces gives the common areas real personality, and a printed event calendar posted throughout the community keeps you current on what is coming up.
Two controlled-access parking garages serve the community, with monthly rates ranging from $55 to $175 depending on the garage and space you choose. A limited number of free surface spaces are also available around the community on a first-come basis. Townhomes at The RED Corner come equipped with private two-car garages. Contact the leasing office to confirm current availability and add parking to your lease.
Deliveries go into a 24-hour package locker room, and the LuxerOne app notifies you the moment your package is dropped off, along with the access code to retrieve it. Pickup runs on your schedule rather than office hours. Concierge services are also available for the requests that need a person rather than a locker.
Yes, The RED is a smoke-free community. Your lease agreement outlines the full policy, and the leasing office is happy to answer specific questions before you sign.

Policies & Procedures
Rent is paid through the online resident portal using ACH or a major credit card, and processing fees apply to debit and credit card payments. Personal checks and cashier's checks are also accepted if you prefer to pay that way. Most residents set up recurring payments in the portal for added convenience.
Log into the RentCafe resident portal or app, open the maintenance section, fill out the short form, and submit. Calling or emailing the office works just as well if that is easier. Emergency maintenance is available 24 hours a day for urgent issues; call the office directly for those rather than using the portal.
Early termination fees apply if you need to end your lease ahead of schedule. Your lease agreement spells out the specific terms and required notice, and the leasing office can review your options with you before you make a decision.
No, subletting is not permitted at The RED Apartments or The RED Corner Townhomes. However, leaseholder change agreements may be available; please contact the leasing office for details on that process.
Guests are welcome at The RED, though extended stays may require prior approval from the leasing office. Your lease agreement covers the full guest policy, and the team is glad to clarify the specifics ahead of a longer visit.
